When Dallas-based Baylor Health Care System gets ready to expand, sell a parcel or renovate a building, Steve Horn is the go-to guy. Named in June as the 20-hospital system’s first vice president of real estate, Horn oversees the master planning for Baylor’s 10,297,405 square feet of space and heads the department of public safety.

Horn: The system has done a good job dealing with real estate needs, but because it’s so large and complex, someone with specific real-estate experience in transactions and development was needed to give recommendations to the senior leadership and the board.

I’m in charge of real estate relationships. I work with the provider we contract with to handle facilities management, construction project management and any transactions where we lease space or buy ground for a facility. I also work with our construction company and serve as the system’s liaison with a large landlord. I try to facilitate better working relationships with all of them and give a voice to the senior administration of what the needs are for anything that touches the physical plant, real estate, development, planning and expansion.

My department is involved in the analyzing of possibilities. Typically, when there’s a real-estate need at the physician level or at an outlying facility, they initially work with the president of their hospital to determine the need, then they contact me to analyze the scope.
